Rent does not include electricity usage. Each space has its own electric meter already in place.

Late fees: Daily rent late fees are assessed at $5 per day.

Monthly rent fees are as follows:

1st through 5th, Grace period - no fee

On the 6th - $15 charge per rent period

After the 6th - $2 per day plus the above fee

Deposits: A $200 deposit will be collected and held until all amounts owed are paid. This deposit covers electric, rent security, damage, and cleanup. If we perceive a problem in a space a larger deposit may be required.

Refunds: Unused rent and deposits are refundable, but we need at least 24 hours' notice before you leave in order to prepare your refund. Typically issued by check to the name on the space agreement. We will not transfer funds to other tenants.

Water: We have our own well water supply and it is a precious commodity for us. It is tested regularly for safety and quality to meet stringent standards. Test results are available at the store. Occasionally our water will contain a dark, soft, particulate. This sediment is iron manganese that grows and accumulates inside the pipes and periodically breaks loose. It is a byproduct of having pure, unfiltered water. It is unsightly but harmless. Opening the cold water tap o f a bathtub may help to clear the water within 2 or 3 minutes. If your water continues to have excess sediment contact store. Use what water you need but do not waste any. During the winter we will make sure that you have water as soon as possible upon your arrival but once water service is established, it is up to you to prepare and maintain your water connection. Ask for the diagram for proper riser protection. If your riser does freeze, contact us to help thaw it. Do not attempt to unscrew it, thaw with fire, or use a drop light with more than 40W light bulb. Some risers are easier to thaw but also easily damaged if done improperly. We do not charge for thawing but will charge if you damage them. Replacement and repair will cost $300.

Skirting: NO STRAW BALES. If your skirting is inefficient, inappropriate, or blowing away, you will be asked to re-skirt your trailer. Skirting should not restrict access to our risers. If needed, we will access our risers by any means necessary.

Pets: Only one outside dog per space. Nuisance pets are not tolerated. Keep your pet confined so it cannot bother cables or utilities. Pets shall be current on all shots. We reserve the right to control problem animals  on our property and that includes euthanasia if a situation warrants. The tenant is responsible for any damage or disturbance caused by their pets.

Noise and Safety: Please be considerate of your neighbors. No firearms or fireworks are to be discharged within a half mile of town. If you have a loud vehicle, please be mindful of your neighbors. There are children playing so watch for them and drive slowly through town. No continual ATV, motorcycle, or car cruising through town. Do not tear up the streets. Be mindful of fire hazards like outdoor cooking, smoking, propane tank storage, debris, weeds, and proximity to your neighbors. We are a long way from organized fire protection.

Yard Trash Issues: Piles of trash, furniture, vehicle parts, appliances, pet waste, and other vermin attracting issues will be assessed as reason for eviction.

Vehicles: Every space is allowed two currently licensed vehicles, not counting the primary residence. Each licensed, nonfunctional, broken-down vehicle will add an extra $25 to your rent. If any vehicle remains significantly unmoved for the period of one year, the cost of storage will be $65 per month for that vehicle. 

Multiple Trailers are not allowed in a single space.

Registration: Everyone living in the trailer park must be registered at the store for emergencies, phone messages, package delivery, etc. It is also the law.

Mail: There is no general delivery for mail. If you want to get mail you need to register for a PO box at the post office in the store. UPS and FedEx packages addressed to your address will arrive at the store and can be picked up during store hours.

Special Circumstances: Arrangements to buy or sell a trailer while it is parked here must be approved by management to ensure a trailer space. You must notify the office if you vacate your space but plan on returning. If the space is vacant without notification, we reserve the right to rent the space again. We do not reserve spaces without a trailer present. We reserve the right to park trailers in certain spaces due to time constraints, weather issues, and other for unseen circumstances.
